Clearing an overgrown section for a rental turnover or sale

Overgrown sections turn up at the same moments: a tenancy ends, a property goes on the market, an elderly relative moves into care, or a section has simply been sitting through a wet Christchurch spring. The Residential Tenancies Act expects tenants to keep grounds 'reasonably clean and tidy', but by the time keys are handed back the lawn is often well past a normal mow.
This is what a clear involves, what's reasonable to expect from the lawn afterwards, and what to organise so it's a one-visit job.
Why you can't just mow it
Grass over about 200 mm won't cut cleanly with a standard rotary mower. It flattens, wraps around the blade and stalls the machine, and the result is torn and uneven. Anything over knee height needs to be brush-cut (a heavy line trimmer or blade) down to 100 mm or so first, the cut material raked off, and then mown down in one or two further passes.
Cutting a long lawn straight down to 30 mm in one go also shocks the grass — you're removing 80–90% of the leaf at once. It usually recovers, but it'll look brown and thin for two or three weeks.
What a full section clear includes
- Brush-cutting long grass and weeds, then mowing down to a maintainable height.
- Edging along paths, fences and driveways where the grass has crept over.
- Cutting back overgrown hedges and shrubs off windows, paths, fences and the driveway.
- Clearing garden beds of weeds so the boundaries of lawn and bed are visible again.
- Removing all green waste — for an overgrown section this is often a trailer or more.
- Blowing paths, drive and steps clean; a final photo set for the file.
How long until it looks like a lawn?
Immediately after a clear the section is tidy but the grass is pale and stubbly. In the growing season (October–April) it greens up within 10–14 days and looks like a normal lawn after the second regular mow, about three weeks on. In winter, expect it to stay pale until spring.
If it's going on the market, schedule the clear two to three weeks before photography, then a light tidy mow the day before. If it's a rental turnover, clear it before the ingoing inspection so the condition report reflects a maintained lawn.
Things to sort before the crew arrives
- Access: gate keys or codes, and confirmation that the power to any electric fence or gate is off.
- Hazards: let the contractor know about anything hidden in long grass — hoses, toys, stakes, broken glass, old wire.
- Boundaries: which hedges and trees are shared with the neighbour, and whether they've been told.
- Photos: take your own before-photos too, especially for bond or insurance purposes.
Keeping it that way
Most overgrown sections got that way because nobody owned the job. For rentals, a fixed fortnightly or monthly mowing arrangement written into the tenancy — or simply organised by the landlord and factored into the rent — costs a fraction of a full clear every changeover, and avoids the argument about whose responsibility the lawn was.
